Tenant Move-in Information

IMPORTANT SUMMER DATES             SUBLET INFORMATION

Welcome Tenants!

Move-In Day for most August starting leases is Monday, August 18th, 2008.
Please check your lease for the start date of your lease.



You may move in any time after your lease begins, you are not required to arrive on the start date of your lease.

Key Pick Ups:
The Rental Office is open for Key Pick Ups:
Monday-Thursday 10:00 am to 5:00 pm
Friday 10:00 am to 4:00 pm
Closed Saturday & Sunday except


You must show an ID to receive your keys.
You may pick up keys for any roommate.
Please contact your roommates and pick up keys for anyone who may be arriving late or on a weekend.

Parking for Move-Ins:
Street parking is available. Please park at any metered space.
Parking meters require payment on weekdays until 6:00 pm, and are free on weekends.
Please observe all posted signs regarding truck loading zones and no parking areas-
we expect all parking regulations to be fully enforced by the City of Ithaca.
Do not park in any fire lanes, handicapped spaces, or behind any buildings in the parking lots.
The parking lot spaces are rented and not available for your use during move-in, or at any time during the year.
Please contact the Rental Office if you would like to rent a space for the year.

Carts:
Several small moving carts are available through the Collegetown Plaza Maintenance Office (Plaza # 5C), from the Collegetown Center Front Desk, and from the Collegetown Court Superintendent. These are offered on a first-come, first-served basis and availability is not guaranteed. Please return all carts promptly so that others may use them as well.

Apartment Inspection, Maintenance, Furniture:
Each Tenant will receive a Tenant Handbook and Move-In Inspection Form with the keys.
Please fill out and return the Inspection Form to the Rental Office within 24 hours. You may put this through our Front Door Mail Drop Slot if the office is closed.
Please add any general maintenance requests to this form, and if there are any emergency maintenance items, please contact the Maintenance department at the telephone numbers listed on your Tenant Handbook.
Furniture Removal Requests must be received within 24 hours (or the next business day if keys picked up on Fri/Sat) of your key pick up to qualify for free removal of items.
Any Furniture Removal Requests made after the 24 hour move-in period will be processed at a fee of $25-50 per item removed.
If you know you would like something removed, please call the Rental Office before you arrive to request the removal of items.

Internet, Electricity, Cable TV:
Electricity will be turned on for you, and bills will come in the mail to you each month. You will need to pay NYSEG, the electricity service provider, directly.
Internet in Collegetown Plaza, Center and Court will be turned on in all apartments for a 1-week free trial until August 27th. You may order this service directly from the Rental Office, contracts were included in all summer rent reminders.
Other options for Internet include Time Warner RoadRunner and Verizon.
If you would like to order Cable TV, please contact Time Warner, the local cable provider. Satellite TV is not permitted. You are responsible for returning all cable equipment at the end of your lease.

Reminder: When possible, the first roommate to arrive should pick up keys for the whole group. Any other key arrangements must be authorized in advance by the Rental Office.

SUBLET INFORMATION 

HOW TO FIND A SUBTENANT:

·        You may sublet at any time during the term of your lease-graduation, summer, spring or fall semester. 

·        YOU are responsible for finding your own Subtenant. Ithaca Renting does not provide sublet listings.

·        To secure a Subtenant, you should list your apartment or room at Housing Solutions (www.housingsolutions.com, 607-272-6091, 103 Dryden Road), in the Cornell Daily Sun classifieds, and on bulletin boards around campus or in Collegetown. You should also tell your friends that you are looking for a Subtenant and post to any e-mail lists or groups that you are on, and try http://ithaca.craigslist.org/

·        When you list a sublet, make sure that your phone number and e-mail are listed correctly and leave an appropriate message on your voice mail. Be sure you know the exact dates your sublet is available!

·        Each Tenant is responsible for setting a price and negotiating for the sublet.   Ithaca Renting cannot make any predictions for the amount that you will receive for a sublet or when you will find a sublet.  Typically a fall or spring semester sublet pays 5 months of rent at your full rent price. Summer sublet prices vary greatly.

·        Incoming Tenants: we are not able to assist with apartment showings. Floor plans can be found on this web site. 

IMPORTANT INFORMATION TO CONSIDER:

·        Each Tenant may sublet his or her own room only. Please discuss any sublet possibilities with your roommates and take their wishes into consideration before formalizing any agreements. All Tenants named on the lease will have to give their consent in writing on the sublet form for any potential sublet.

·        The Tenant’s Damage Deposit will remain in effect for the entire term of the lease, and the Tenant is responsible for securing a Damage Deposit from the Subtenant. You are ultimately responsible for any physical or financial damages that your Subtenant may cause. The Tenant assumes all risk for the actions of the Subtenant, so it is important to conduct your sublet as a business transaction and not a casual agreement.

·        The Tenant and Subtenant are responsible for arranging the specifics of the sublet: amount of rent and payment terms for the sublet, key pickup and return, utility payments and other details.

·        Ithaca Renting Company does not provide any cleaning services between sublets.  Once your lease starts, the upkeep of your apartment is your responsibility.

·        Subtenants are never permitted to re-sublet their room or apartment. Only Tenants may sublet.

·        Please remember that NO PETS are allowed in any Ithaca Renting apartment.  Not even for a visit! 

HOW TO GET YOUR SUBLET AUTHORIZED:

1.      Please use the pink ‘Sublet Consent Request Form’, distributed with each Tenant’s signed Lease copy. Extras are available at the Rental Office- please stop by to pick one up if you need a copy.

2.      You must have your sublet authorized by Ithaca Renting Company.  The original Sublet Form is required. Do not use a copied, scanned or faxed form. Only originals will be accepted. 

3.      Group apartments: all roommates will need to consent to the sublet in writing on the Sublet Consent Form. You should have this done prior to bringing your completed form to the rental office.

4.      We will authorize your sublet only if all details of your lease are followed: all rents paid, all signatures required on file and all parents’ Lease Guarantees received.

5.      Ithaca Renting Company may refuse to authorize your sublet if we are able to determine that the sublet is a potential risk to you the tenant. Permission to sublet will not be unreasonably withheld.

REMEMBER:

Any sublet is at your own risk.  The Landlord does not assume responsibility for any problems that may occur during or as a result of your sublet.  For summer sublets especially: be sure that you are careful in evaluating the benefits and risks of subletting your apartment before you sublet!  We do not recommend subletting to anyone other than Cornell students.
