The rates listed are used to calculate any repair/replacement cost only if required. Normal wear and tear is exempt from repair cost.  Any portion up to the full amount stated per item may be charged based on Ithaca Renting Company’s evaluation.  You are required to fill out and return Move-In Inspection form issued upon arrival to note the condition of your apartment when you take possession.  

Ithaca Renting Company returns the unused portion of Damage Deposits by mail within 30 (thirty) days after the end of the lease.

2008-09 APARTMENT FURNITURE LIST  

  • The furniture listed is provided as part of the lease for the apartment named above.

  • Tenants are expected to keep all listed items inside the apartment during the lease term.

  • Note: Not all furniture items listed below are available for each apartment. Studios do not receive living room items.

  • Any changes to furniture must be requested and approved in writing at the Rental Office, within 24 hours of move in.

  • Mattress/Box Spring/Bed Frame sets may NOT be split up.  

  • Due to heavy volume of requests during move-in periods, furniture removal requests may take up to 2 weeks to complete. Furniture may only be removed by Ithaca Renting Company staff.

  • If you plan to have furniture removed, please notify the Rental Office in advance of your lease start to facilitate removal.

  • After the 24 Hour Move-In period stated above, if there is any exchange, addition or removal of furniture during the term of the lease, there will be a $25.00 charge PER REGULAR SIZED ITEM or $50.00 charge PER LARGE SIZED ITEM (Including Beds, Sofas, Love Seats) as a moving and storage fee. 

  • ALL Furniture Change Requests are approved at the discretion of management.

  • If any furniture is removed from the unit, it will not be returned during the lease.  This includes all sublets.

  • Additional furniture not listed is not available during the term of the lease.

  • You may bring any of your own additional furniture that will fit into the apartment and not block exit areas.

  • Appliances are supplied as follows (No changes to the Appliances are permitted.)

For the Joint and Several Lease named above, each Tenant is responsible and agrees to pay the full amount of the rent, even if some or all of the other Tenants make partial payments or fail to make payments or perform lease obligations.

PORCH, BALCONY or FIRE ESCAPE STORAGE AND USE

·        SAFETY:  Tenants shall not toss or throw any object from the balcony/porch/fire escape, nor permit any object to be tossed or thrown from the balcony/porch/fire escape.  Tenants shall not spit off the balcony/porch/fire escape.

·        NO PARTIES: Tenant agrees that he will not have any party on the porch/balcony/fire escape. If the Tenant should have a party, this will be deemed a material breach of the lease, and the Landlord may evict the Tenant. Without limiting the meaning of the word, Tenant specifically agrees that if more than 1 person per 10 full square feet of balcony/porch/fire escape space are on the balcony/porch/fire escape, such a gathering is considered a party as relates to this rule.

By a City of Ithaca Housing Code Ordinance, ONLY outdoor patio furniture is permitted outside at any time.              No furniture of any kind is permitted on fire escapes.

·        STORAGE:  No storage of any kind is permitted, including, but not limited to, recyclables; garbage; housekeeping tools; machinery; recreational, exercise or other equipment.  Tenant shall not keep combustible or flammable goods or materials on the balcony/porch/fire escape, including, but not limited to, charcoal, lighter fluid, paint, cleaning solutions, gasoline, and newspapers.  No rugs, towels, laundry, clothing, clotheslines, or other items shall be stored or hung on the balcony/porch or draped on railings.     No items are at any time permitted to be stored on the fire escape.

·        OUTDOOR COOKING:  Outdoor cooking on balconies/porches/fire escapes is prohibited by City of Ithaca Fire Code.  Residents may not use or store any gas, charcoal or other type of grill on the balcony/porch/fire escape. Tanks of any size containing flammable or compressed materials such as propane, helium or compressed air are prohibited at all times.

·        RIGHT OF ACCESS:  In the event Tenant stores materials or items on the balcony/porch/fire escape which the Landlord deems hazardous to the safety of the building or other tenants on the balcony/porch/fire escape, the Landlord reserves the right to remove and store such items until the end of the lease at the Tenant’s expense.

LEAD BASED PAINT ADDENDUM

Disclosure of Information on Lead-Based Paint and/or Lead-Based Paint Hazards 

Lead Warning Statement

Housing built before 1978 may contain lead-based paint. Lead from paint, paint chips, and dust can pose health hazards if not managed properly. Lead exposure is especially harmful to young children and pregnant women. Before renting pre-1978 housing, lessors must disclose the presence of known lead-based paint and/or lead-based paint hazards in the dwelling. Lessees must also receive a federally approved pamphlet on lead poisoning prevention.

The Tenant requests to Sublet the rental unit to the Subtenant for the term stated above. In order for this Sublet to be approved by Ithaca Renting Company, the Tenant and Subtenant must agree to and complete the following terms:

1. If you are unable to present this form in person at Ithaca Renting Company, this request to Sublet must be completely filled out and signed, including all proposed terms of the Sublet, and sent to the Landlord by Certified Mail, Return Receipt Requested. 2. If there is more than one person named on the original Lease, the written consent of all Tenants is required. (See P. 2)

3. The original Tenant remains liable for the obligations of the Lease during the term of Sublet, including any payments and damages even if incurred by the Subtenant.

4. Ithaca Renting Company reserves the right to refuse or deny any Sublet for any reasonable cause. Permission to Sublet will not be unreasonably withheld, and approval or refusal to Sublet shall be granted within 30 days of submission of this form. The Landlord also has 10 days to ask the Tenant for additional information before making a decision.

5. A Sublet which does not comply with the law may be grounds for eviction.

6. The original copy of this Sublet Consent Request Form shall be held by Ithaca Renting Company.

7. The original Tenant has paid a Damage Deposit of $450.00. This Damage Deposit will continue on and be held for the entire term of this Sublet.

8. The Tenant must fulfill all Lease requirements. (All moneys due must be paid; all forms and signatures required must be received.) If all requirements are not met, keys will not be issued, even if this Sublet has already been approved.

9. For the above named dates of this Sublet, the Tenant relinquishes all rights to the apartment. No access will be given or keys will be issued to the Tenant without the written permission of the Subtenant.

10. The Subtenant is required to read and follow all terms set forth in the original Lease.

11. For 2 bedroom or larger apartments: the Sublet as stated is for the room named above ONLY. The Subtenant does not have permission to enter any bedroom other than the one named above.

12. NO PETS are allowed in the apartment, even for a brief visit.
